Failed To Update Edge [help plz]

hey everyone i keep on having a problem whenever i try to build geometry...
this is what happens:
Couldn't read map file './toolbeta.map'
building intermediate geometry...
building collision geometry...
### ERROR edge #5 is open (red).
### ERROR edge #106 is open (red).
### ERROR edge #136 is open (red).
### ERROR edge #138 is open (red).
### ERROR failed to build collision geometry.
### ERROR failed to import collision bsp.
### ERROR tool.exe is being really retarded :roll:
### ERROR tool.exe will remind you when it will screw up again since it has no more errors to throw at you plz check back again to see if tool.exe
can think of more errors :roll:

even if i try to build just a box! :x
a box with nothing in it and just how the tutorial said to do it.
it gives me errors saying that it has open edges even though the box only has 4 sides...
i havent built a map yet and i am sooooo frustrated!
can someone plz help!

P.S. i am using gmax so i dont have stl check and i am currently using chimp to export all my maps... since 3ds max 7 expired...

I did read that before i posted but i dont have stl check so i cant check to find the open edges since im using gmax and chimp and besides even if i make a normal box thats all sealed up with nothing in it it gives me atleast 4 errors.
EDIT: I looked and found a .wrl file and i opened it in text pad...

if u wanna take a look at what it looks like copy the code into some text pad and save it as splinter.wrl
EDIT:Again :P
i went through and imported the .wrl into gmax at and saw the errors that i had were not errors at all the map was sealed fine there was nothing wrong with it!
can someone plz help me!
what are the things that it needs to have to create the map , because i just want to create a simple map i havent yet got passed the structure part yet... no matter how different the map is it wont create. i tried using the .jms file that was included with the exaples for the hek tutorial and i can make the structure that they used but i cant make my own :(
