Tool error (should be easy to help)

I got an error that says:
Couldn't read map file './toolbeta.map'
building intermediate geometry...


### WARNING found #9 degenerate triangles.
building collision geometry...
### ERROR edge #59 is open (red).
### ERROR edge #68 is open (red).
### ERROR edge #76 is open (red).
### ERROR edge #819 is open (red).
### ERROR edge #840 is open (red).
### ERROR edge #845 is open (red).
### ERROR edge #846 is open (red).
### ERROR edge #848 is open (red).
### ERROR edge #850 is open (red).
### ERROR edge #869 is open (red).
### ERROR edge #888 is open (red).
### ERROR failed to build collision geometry.
### ERROR failed to import collision bsp.
Now I thought that was open edges. So I loaded up 3ds max to run a STL check on it and no errors came up. What's the problem?

it means u have open edges on ur map, vehicle, weapon, etc.
